Large Boundary Surveys

At Pinnacle Land Surveying Company, Inc, we specialize in large boundary surveys in Douglas, El Paso, Freemont, Teller and Park Counties or, for a special project, anywhere in Colorado.  A large boundary survey is performed on property 100 acres or more and defines or re-defines boundaries using the legal description listed in the deed.  Using existing USGS monuments we place or reestablish corners along boundary lines of the parcel.  While surveying the land we also identify easements, encroachments and various improvements when requested.

Large Boundary Survey Process

The boundary survey begins with an examination of historical records relating to the property and the parcels surrounding it.  When discrepancies or questions arise we may talk with prior owners and adjoining property owners.  Following the examination of historical records, the field work begins by locating existing monuments and other evidence of boundaries.  The results of the field work are then compared with the historical research and reconciled to reach a final conclusion about the boundaries. 

The results of this work include new monuments being placed on the property as well as a written description, notes of any monuments on property corners and a report explaining the basis of decisions and judgments made to determine the boundaries.  The types of monuments used may include iron pins or pipes, marked trees or concrete monuments.  The type used will depend upon the agreement made between the client and professional land surveyor, along with the state or federal regulations pertaining to how the boundaries will be marked.

What does a boundary survey cost?
